Design Build Contractor – Our Process

Initial Contact

Over the phone, we will discuss general project information and schedule your in-home consultation. You are encouraged to visit our website at www.gnbmn.com and the GNB Houzz page to view our gallery and customer reviews.

Step 1: Complimentary In-Home Consultation

This project is all about you! We will discuss your project goals, set realistic budget range expectations, and answer general project questions. We want to provide a clear understanding of the construction process.

To maximize this opportunity and to address everyone’s questions and ideas it is important to have all decision-makers present and minimize distractions. Appointments usually take 60-90 minutes.

NOTE: Upon selecting GNB to design and estimate your project, you will sign the Conceptual Design Contract and provide a retainer to move forward with this step in the process. This retainer covers the costs associated with the custom design, drawings, and estimating as outlined in the design agreement.

Step 2: Conceptual Design Development

Once the Conceptual Design Contract is signed and the initial retainer is provided, a GNB designer will meet with you to collaborate on the design, taking into consideration your needs and desires. A site visit will be scheduled to take measurements and photos so that the Conceptual Design can be created. Conceptual drawings may include floor plans, elevations, and 3D renderings showing the finished product.

Step 2A: Conceptual Design Review

You will be provided with conceptual drawings for review prior to project estimation. The GNB designer will communicate with you throughout the Conceptual design development process to ensure that you are happy with all aspects of the design before moving on to the proposal and construction contract.

Step 3: Proposal and Contract

Once the design has been approved, the GNB team will collect the detailed information needed to finalize the project proposal. Upon completing the project proposal, an in-person meeting will be scheduled for your review. This is when we sign the contract and collect down payment.

Step 4: Project development / selections

We will work together to make final selections in flooring, cabinetry, countertops, appliances etc.

Step 4A: Project Timeline

Once all selections have been completed, we will create your project timeline to show you when work will be completed, and remaining payments are due etc. The GNB Production Team will meet on site to ensure everything is in order prior to the start of construction.

Step 5: Construction

During construction, we will take great care to protect your home, your family and your pets! We will manage the purchasing, ordering and installation of all products and coordination of trade partners. Thorough communication and regular updates will help keep us on the same page.

Post-Construction
